Branden Round: When I bought MY house, I was impartial to a formal dining. I knew right away I would use it as an office, and just put my desk and a book shelf in there (and my job stuff).

Does your house have an open floor plan?Dining rooms have been replaced by spacious kitchens big enough to accomodate a dining area with an informal dining room. Fewer people today are looking for a formal dining room. However, if your kitchen is not as I described, then you'd be better off keeping the dining room.If you want to stay flexible, keep the two doors on the dining room so that the next homeowner can either keep it as an office or turn it back into a dining room. Sharron Salin: The cost of a home remodel is not always recouped so whatever you do, try to do things that have the biggest ! impact for the least amount of money.Having had Travertine, ceramic tile and wood, I like wood as a selling point because it's warmer in both look and feel.As for the office, I would not wall it off in the traditional way but use a form of rolling screens. Depending on your decor you could do a rustic rolling barn door effect. This way, the room can be interpreted to match the buyers needs without a cost to cure....Show more

Roxane Leathers: Generally remodeling cost are not fully recovered when selling a house. They may make the home more appealing and easier to sell but will not always increase in value.
